Delray Beach This Summer: The Center Of Gravity Has Moved West

The old summer script in Delray Beach was simple. East Atlantic Avenue between Swinton and the ocean was the room. You picked a patio, you walked the strip, you went home. Everything west of the tracks was a place you drove past.

That script is done. The 2026 season has quietly pulled the busiest corners of downtown a block west, to the Swinton intersection and the Old School Square lawn. If your summer routine still starts at Fifth and Atlantic, you are missing where the openings and the free programming actually are.

The Swinton Corner Is Doing The Work Now

The clearest signal is Sundy Village, the mixed use block at Swinton and Atlantic that has been slowly filling in. Barcelona Wine Bar was the first restaurant to open in the highly anticipated Sundy Village, on the corner of Swinton and Atlantic, offering a tapas experience centered on shareable plates and an impressive wine program with a heavy focus on Spanish varietals. It opened January 17, 2026 and has held its reservation book ever since.

A few things to know if you have not been:

• Executive chef Javier Narváez prints the menu daily and adjusts it as ingredients and seasons shift, while keeping a reliable core in rotation including jamón and Manchego croquetas, patatas bravas, boquerones and several paellas.
• The wine list is among the most ambitious in Palm Beach County, with more than 400 bottles and roughly 40 offered by the glass.
• The address is 22 West Atlantic Avenue, Suite 140, open Monday through Thursday 3 pm to midnight, Friday 3 pm to 1 am, Saturday 1 pm to 2 am, and Sunday 1 pm to midnight.

Barcelona is the anchor, not the whole story. The new Maman location in Delray Beach is going into a converted cottage in the Sundy Village neighborhood downtown with an expansive outdoor seating area. The French for "Mother" café serves fresh baked pastries and breads along with a scratch made breakfast and lunch menu, and is expected to open later this summer. If you have watched the cottage sit quiet for months, that is the one.

Then comes the barbecue. Drinking Pig BBQ will open a restaurant in downtown Delray Beach in September at 22 W. Atlantic Ave. The Sundy Village opening blends oak smoked meats with Caribbean and Asian influences, from jerk spiced brisket to layered sides. A fourth tenant is coming behind it. By day, Double Knot functions as a craft coffee destination; by night, it transforms into a sleek izakaya style restaurant serving sushi and small plates.

Four concepts, one block, all pointed at Swinton rather than the ocean. That is the shift.

East Atlantic Still Owns The Late Nights

None of this means the traditional strip has gone quiet. It has just specialized. If Sundy Village is the daytime and dinner cluster, the blocks east of it are now the after ten crowd, and Geronimo has become the reason.

Geronimo Tequila Bar and Southwest Grill brings bold flavors and high energy to Atlantic Avenue, marking Geronimo Hospitality Co.'s first expansion outside of New England, from a group that operates Geronimo locations in New Haven and Fairfield, Camacho Garage, Shell & Bones in New Haven, and Bar Yoshi and O Bar on Nantucket. Live band performances land on Wednesday evenings and Sunday afternoons, DJ entertainment runs Thursday, Friday, and Saturday from 10 pm until 2 am, and a late night happy hour runs Sunday through Thursday with the kitchen open.

Geronimo is at 105 East Atlantic Ave., open daily from 11:30 am to 2 am, with happy hour Monday through Friday 3 to 6 pm and Sunday through Thursday 10 pm to 1 am, featuring $5 Miller High Life, $8 margaritas and wines by the glass, $10 sangria, and specials on small bites. The value on that late window is the story. On a Tuesday in August it is more or less the only room in downtown priced like the off season.

For the boaters, the other constant east of Swinton is Deck 84, Delray Beach's only restaurant offering true dock and dine access, with on site docking available for boaters arriving via the Intracoastal Waterway.

The Old School Square Lawn Is The Free Ticket

Here is the piece that gets missed most often. The best programming in Delray this July costs nothing, and it is not on the beach. It is on the Old School Square lawn a block north of Atlantic.

Historic Old School Square is downtown Delray's cultural heartbeat, home to contemporary art, concerts, creative classes and more, with vintage school buildings now hosting a fine art museum, art school, event spaces, and a lively outdoor stage. A Tuesday night yoga class under a full moon with a night market beside it is not a niche event anymore. It is the biggest reliable draw of the week.

The Parking Trick Most Visitors Miss

If you are already a resident you have probably noticed the change. If not, this is the single most useful line in the post. Downtown Delray Beach is running Free Parking Wednesdays all summer. That is the same night Art & Jazz on the Avenue takes over the street. A city that usually charges you to sit in a garage is giving away the spot on the exact night the free block party is running. The overlap is not accidental, and it is worth planning your midweek dinners around.

Why This Summer Feels Different

The Sundy Village cluster and the Old School Square programming did not appear in isolation. They are the visible part of a construction cycle that is still going.

The second phase of Atlantic Crossing broke ground after securing a $119 million construction loan, expanding the mixed use development at 777 E. Atlantic Ave, directly east of the first phase completed in 2022. The second phase continues the mixed use theme with two buildings: a three story building with 23,800 square feet of retail and restaurant space, and a four story building with 15 condo units.

The DDA has been tracking the pace. "Downtown Delray Beach continues to evolve in exciting ways, with a steady influx of new businesses that enhance the energy and diversity of our community," said Laura Simon, Executive Director of the Delray Beach Downtown Development Authority. "From standout dining concepts to unique retail and wellness experiences, this growth reflects the strong demand and ongoing appeal of Downtown Delray as a destination for both locals and visitors."

The reputational tailwind is real. Delray Beach has been voted Best Beach in Florida by USA Today readers for three years in a row and is one of only three Blue Flag Beaches in the continental U.S. Three years running is not a fluke, and it is the reason the summer calendar keeps thickening instead of thinning.

A Sample Week If You Have Not Reset Your Routine Yet

Take one full week between now and Labor Day and try it in this order.

1. Wednesday evening. Park free downtown. Walk Art & Jazz on the Avenue between 6 and 9:30. Dinner after at Barcelona, late seating on the Sundy Village patio.
2. Thursday late. Geronimo happy hour from 10 to 1 for the price test. Compare it to whatever you were paying on East Atlantic in February.
3. Friday at sunset. Old School Square lawn. Bring a low chair. The tribute band on July 24 is the last free concert of the month on the calendar.
4. Saturday morning. Maman if it has opened by your read date. If not, coffee elsewhere on Swinton and walk the Sundy Village block to see what has landed since the last time you were through.
5. Tuesday next week. Full Moon Yoga and Night Market. This is the sleeper of the summer.

That itinerary crosses Swinton four times and A1A zero. Five years ago the reverse would have been true.

The move west is not a rebrand. East Atlantic still gets the boat traffic, the late crowd, and the biggest reservation books at seven on a Saturday. What has changed is that the interesting openings, the free programming, and the parking incentives are all now clustering a block or two off the old spine. Locals figuring that out first is what makes a summer feel like a good one.
